When to book your student room

Booking your student room at the right time can make a big difference. The earlier you start looking, the more choices you’ll have when it comes to room types, locations and prices. Whether you’re heading to uni for the first time or planning your next year, getting organised early can help you secure a great room in a place you’ll love, without the last-minute stress.

What’s the best time to start thinking about booking student accommodation?

It’s never too early to start thinking about where you want to live. Getting your accommodation sorted early gives you the best choice of rooms and potentially the lowest rates, especially in popular locations like London or Coventry. Starting your search as soon as you know your university plans can reduce stress and help you find a place you really love.

I’ve got my university offer confirmed – should I book now?

Yes, if you’ve got an unconditional offer and you’re ready to commit, we’d recommend booking as soon as you can. Popular rooms can get snapped up quickly, so booking early gives you a larger selection and the chance to secure your preferred space well ahead of move-in day.

I don’t have my grades yet – can I still book?

Absolutely. We know waiting on results can feel uncertain, so we offer a flexible approach. With our “no place, no fee” style policy, if your plans change because of your results, we’ll refund your deposit in line with our terms and conditions. That means you can reserve a room with confidence and peace of mind before results day.

When should returning students start looking for next year’s place?

If you’re coming back for another year, the best time to start looking is in the earlier part of the academic year. Around October or November, many rooms for the next academic year become available. Booking early gives you access to the best rates, a great choice of room types, and the chance to secure flats with your friends.

Is it too early to book for next September?

Not at all. In fact, our buildings are already open for bookings in September 2026, and the sooner you book, the more choice you’ll have. Whether you’re a first-year student securing your first student home or a second-year student planning ahead, booking earlier can help you lock in your preferred spot and avoid last-minute stress.

Is there such a thing as booking too late?

There’s no strict cut-off, but waiting too long can limit your options, and the cheapest rooms and best offers may not be available. As more students book rooms, they can fill up, especially in popular areas and building types. We always suggest booking early so you can pick the room you want, but if you’re booking later, there are still options, such as semester stays or short-term lets, that might suit you.

Can I book for just one semester or a shorter stay?

Yes, you can. When there are rooms available, you can book for a single semester. In some cases, we may also offer short-term stays from as little as one month if that better fits your plans. Just choose the option that suits your situation when you book online.
